To say Ellen Smith went the extra mile is an understatement. Ellen amazed me so many times with things she did – sweeping out the garage, moving the washer and dryer, having landscapers do my yard – just to name a few. You are something! Ellen’s generosity and kindness are something rarely experienced in today's world. I am so blessed to call her my friend. Thank you from the bottom of my heart!” Kathy K.

“We had our house on the market for approximately 18 months when a friend recommended Ellen Smith. This recommendation was taken, and the house sold in approximately seven months. We were really impressed with the amount of marketing and personal hands-on approach from Ellen. And, to demonstrate our trust and appreciation of the excellent service, we have already referred a friend to the company. Our goal is to continue referring people but only if they really wish to sell their property. Congratulations to the Tom Smith Land and Homes company as they truly understand the need for excellent customer service at all levels of their organization.” Fred and Evelyn C.

“Colby, I cannot find the words to express how you've changed my life and brought back the promise that there are still "awesome" people in this world! Your dedication, commitment, compassion to people and your desire in paying attention to helping them find and get the exact property for them to make a HOME is extremely extraordinary! Even through the difficult times we experienced in my situation your drive, commitment and diligence made it all worthwhile, you NEVER gave up and handled it with professionalism that is rarely found in this day and time especially in young adults as yourself. I pray Tom Smith Realty KNOWS what they have invested in you because you are the type of person people need and want to work with in such a large life decision. I can never thank you enough and hope you realize what an awesome individual you truly are.” Teresa S.

“My wife, Laura, and I attempted to sell our home ourselves, but after some discouraging inquiries, we soon realized it was not something we were equipped to do on our own. Thankfully, Colby noticed our for sale-by-owner sign and reached out to me offering his services, but more importantly, he asked me if he could earn our business as our agent. I'm glad I decided to call him back as he earned our business, just as he said he would. The initial meeting and walk-thru was a positive one – we visited for some time both about the house and all of us just getting to know each other. After this wonderful first meeting, we knew we wanted to use Colby as our realtor. Working with Colby was a great experience from the initial contact to the signing of the closing documents. Colby built a relationship with us, got to know us on a personal level, earned our trust, and his advice and expertise in assisting us in making decisions was truly God-sent. He was always available and patient with our questions and concerns. Throughout the entire process, Colby provided steady, encouraging, guidance. If you are looking for an agent who will work for you, look no further than Colby – we believe you will be pleased with the results – we certainly were!” Stephen & Laura D.
-
“Colby is an excellent realtor and a pleasure to work with. He quickly responded to our calls, patiently answered our questions and was very knowledgeable about the area. He walked us through the buying process making the experience easy and enjoyable. Our family will surely enjoy the lake front property we bought!” Mitchell & Shenia B.

“I was in the market for some land so I reached out to an old high school friend, Colby Watson. I sent him a text to let him know that I was looking. He immediately sent a reply that he’d see what he could find. Within about eight hours he was reaching back out to me, sending over a property I may be interested in. He spoke with the other realtor and did everything needed to get it setup to go take a look. We went to cruise the property and it was just what I was looking for. After looking at an additional property down the road, I knew the first one was the one my heart was set on. He went to work right away, making calls, and getting things in order. He answered questions that I didn’t even think to ask. Making everything very easy. We put in an offer and and negotiated the contract. We stayed in contact for a few weeks until the closing date. I had a solid experience with him throughout the process as well as a smooth transaction at closing. I will recommend him to anyone of my friends or family looking for land in the future. Great realtor to do business with. A+ experience overall.” Ryan W.
-
“My wife and I have had the pleasure of working with Colby to find a piece of land for purchase. He's been an absolute pleasure to work with. He communicates well and does everything he can to find exactly what folks are looking for. Our journey hasn't been without issue, my fault and nothing to do with Colby, but he just rolled with it and found the property that was right for us.” Vic M.
-
“Working with Colby was a breeze. He was very knowledgeable and helpful throughout process. He was easy to get in touch with and timely with responses to questions that we had. We faced a few challenges that delayed our purchase, but Colby was patient and was in constant communication with us, the seller, and our lender which made life much easier on us.” Blake P.

“I am writing in regard to the recent sale of my farm by Michael Halfacre. Specifically, I want to express my appreciation to Michael and to Tom Smith Land and Homes for the excellent result achieved on my behalf. Michael immediately went to work to answer my questions and provide well-reasoned analysis and practical advice on various issues including land, timber and recreational use valuation; allocation of sale proceeds between multiple parties, and whether to market certain tracts together or separately. Michael’s professionalism and experience were apparent at the onset as were his good character and genuine concern for my best interest. In sum, Michael timely sold multiple tracts totaling 654 acres for “my number”. I was kept informed and made the final decision, but the credit for this outstanding result goes to Michael and his hard work, experience and knowledge. Thanks again. Job Well Done!” Ron C.
-
“I want to tell about my excellent experiences in dealing with Michael Halfacre over many years. I have been doing business with Michael for at least 20 or more years. In his capacity as a registered consulting forester, he has aided me in managing my timber and in bringing buyers to the table when it was time to sell timber. Michael has also been very pleasant to work with, professional and hard working when I enlisted his services to sell several of my properties. He actively promoted my land and was successful in making the sales, the most recent of which were 2 parcels of timber/recreational land in Attala County, MS. I can recommend Michael's services without reservation. Feel free to use me as a reference.” W Ford, MD

“
I would like to thank you for associating your firm with Michael Halfacre. Michael has gone above and beyond in serving our family in a very difficult situation. You are very fortunate, in my opinion, to have such a thoughtful and professional person associated with you company. Best Regards,
” D. Haggard, CFA -
“
Hi Tom, I just wanted to thank you for all your help. I talked to Michael Halfacre today and he was able to give me an average price for the land and timber based on yall's research. You both are a wealth of information that really has helped me out. If yall are ever in Virginia Beach, I owe you lunch. Thanks again.

“I just wanted to take a minute to let you know what a great agent you have in Michael Halfacre. I worked with Mr. Halfacre a few years ago while purchasing 3 acres with cabins in Choctaw county, then again recently when I decided to sell the property. He has been so responsive and easy to work with, both from the side of a buyer and seller. It has been a joy to get to work with him!” Cristi S.
-
“I wanted to thank you personally for all the work you and Michael did bringing our property to market and then selling it in a reasonable time. We have found Michael Halfacre to be such a great advisor over the years and we are so happy that he recommended you to us. All the photos (overhead and other photos) did so much to help sell our property...such a great idea! A picture’s definitely worth a thousand words. Thanks again for all the work you did...what a great way to start a new year. Happy 2021!” Susan Steinberg

“After a year of house hunting, we can’t thank Tracey Bell enough for all her hard work and help!” Sarah and Michael W.
-
“Tracey Bell was an AWESOME agent! She always answered her phone and replied to texts and emails swiftly. Tracey had a really good understanding of the local market and I’d use her again the next time I buy or sell a home. Highly recommended!” Kelli D.

“Those who are closest to me knew that Hugh and I found a house and our offer had been accepted, and we were in the beginning stage of buying our first home together when he went to heaven. I was at such a loss not knowing whether to move forward or just back out, so I prayed for God to give me wisdom and clarity. I can't say that I felt at peace about it, but what I did know is that if it wasn't God's will for me, he wouldn't let it happen. I lived in an obstacle course of boxes for over two months. Yesterday I closed on the house by myself. It was bittersweet without Hugh, but I know in my heart he was smiling big. I can't end this without mentioning my amazing realtor, Tracey Bell at Tom Smith Land and Homes. She knew I was struggling with a new normal and she was patient and available for whatever I needed. Tracey stopped by and brought me a housewarming plant today and she reminded me that I would always have the memory of Hugh and I picking out this house together. I have so many projects/plans that I'm looking forward to doing on the house as I start this new chapter of my life.” Wendy B.
-
“I appreciate Tracey Bell and the job she did. I have recommended Tom Smith Land and Homes and Tracey to others.” T. Brewer
-
“Tracey Bell was literally the shining light during our two year journey. I am so grateful to have had Tracey in our corner helping us fulfill our dreams of owning our first home. She does not give up on what you want, is honest (definitely some of the best advice I’ve have ever received) and hardworking. She is there for you and truly understands. Thank you again Tracey, we wouldn’t have made it here without you!” Chris D. and Christina B.

“Mr Tom Wiseman listed our land one day, sold it the next day. I asked him what took so long? If I have more real estate to sell Tom Wiseman would be my first call.” B. Thomas
-
“Thank you so much for sending Tom Wiseman my way to sell our land in Monroe County, MS. He is knowledgeable, efficient and so nice. I am very pleased with Mr. Wiseman’s care and efforts to make a good deal. With all the twists and turns, he kept us informed all along the way. Even though our parcel of land was small, I felt that he treated us as well as any with a vast number of acres. Thanks for a great experience.” Beth Pegram
-
“A friend of mine actually recommended Michael Oswalt to me and from day one I was very impressed with how thorough he was and “the plan” that he laid out for our land sale. Michael also introduced me to Tom Wiseman because he lived in close proximity to my land and would be available to show it in a more timely manner. We had our land listed with another company for a year and Tom Smith Land and Homes was heads and tails above the other company. From coming up with a brochure to listing the land for sale in so many different locations, all led to immediate showings! Our situation was a very difficult one to manage and both Michael and Tom handled it all with the greatest knowledge and finesse. Tom particularly kept me up to date with everything that was going on, sometimes on a daily basis! I highly recommend Tom Wiseman and Michael Oswalt for all of your land sale needs.” M. Brock

Charlie Heinsz
Charles C. Heinsz Jr. (Charlie) was born in Shelby, MS a small community just north of Cleveland. He graduated from Bayou Academy and then attended the University of Mississippi, but always had a longing to return to “Blue Cane” the family farm, where he still lives today. Charlie’s father Charles C. Heinsz, Sr. and grandfather C.E. Heinsz relocated from their farm near Crowley, Louisiana in 1950 to what is now his family farm near Shelby, in Bolivar County. They were one of the first five or six families to grow a rice crop in “The Delta”.
For 38 years, Charlie farmed with his family growing rice, soybeans and wheat. In 1980 he married the love of his life, Beth Hackney Heinsz, and together they raised three children Brittany, Brigham and Charles C. Heinsz III (Tres). Charlie and Beth are proud grandparents to a beautiful little girl, Charlie Kerr.
As a life-long native of Bolivar County and a seasoned real estate professional, Charlie recognizes and values the trust his clients place in him and strives daily to exceed their expectations. His enthusiastic, “can-do” attitude and caring nature is ideal for identifying each client’s desires and skillfully guiding them to fulfill their real estate goals. Being raised in The Delta, Charlie understands and appreciates the many unique benefits of life there with its unmatched beauty, culture and rich soil! He feels incredibly blessed to work with amazing clients who become his friends and a strong part of his network.
Charlie is a member of the Cleveland Board of Realtors, National Association of Realtors, Mississippi Association of Realtors, the Realtor Land Institute, and a graduate of the Real Estate Training Institute. He is an avid hunter and outdoorsman, a Life Member of the NRA, Safari Club International, MS Bowhunters Association and a Ducks Unlimited Diamond Life Sponsor. In his free time Charlie enjoys being on the farm observing the crops, giving advice when asked, watching wildlife and admiring the Lord’s creations. Together, with his family, Charlie can be found in Oxford supporting the Ole Miss Rebels, something he is very passionate about.

“I would highly recommend using Anthony Steen of Tom Smith Land and Homes for future real estate needs! It was a great experience! Anthony was always willing to help! It felt like more than just looking for a house! We felt like we built a friendship, not made a deal! Communication was always good and I was kept well informed!” Brandon B.
-
“When I began searching for my forever home, I chose Anthony to be my realtor for his integrity and dedication. He truly goes above and beyond for every client. It did not matter if he was local or on another continent (literally), he put forth his best effort to answer my questions and get me closer to closing on my property. I ended up swapping mortgage companies one week from my close after receiving the disclosure papers and catching on to the fact that I was being misled. I sent Anthony a copy of the papers and he directed me to a local bank that was able to get me locked in an entire point lower and about 6k less in closing. He truly has went above and beyond when he did not have to and has always been transparent. I recommend Anthony to anyone that is searching for a property. In today’s market, transparency and integrity are a must and that is what you get when you choose Anthony Steen as your realtor.” Shana B.
Anthony Steen
Anthony was born in Bolivar County, but his family moved shortly after to Clarksdale, MS. He spent his primary educational and athletic years attending and playing sports at Lee Academy. As a child, he played baseball, football, basketball, soccer and even threw shot put and disc for track. After graduating in 2009, Anthony continued his education and athletic career for the next five years at the University of Alabama on a football scholarship. He majored in Health Environmental Science and completed his bachelor’s degree and was a part of two SEC Championship and three National Championship teams with the Crimson Tide. After college, Anthony played for the Arizona Cardinals and the Miami Dolphins in the National Football League for 4 years until he decided to retire and come back to the Mississippi Delta where he grew up.
Growing up, Anthony was an avid hunter and fisherman who loved spending time helping his grandfather on the farm growing cotton and soybeans. His father and grandfather helped instill the importance of and a love for taking care of the land and wildlife around him. He enjoys all types of hunting from deer, duck, and turkey, to hogs, frogs, and pheasant. After retiring from the NFL, Anthony knew he wanted to come back home to the land he loved so much as a child.
Anthony currently resides in Tallahatchie County where he farmed soybeans with his family for a few years. After much deliberation and praying, Anthony knew it was time to start a new career path. He was certain he wanted to find a way to share his passion for the outdoors with others while staying true to his country roots. As a college athlete, Anthony learned hard work, dedication, discipline, trust, and how to work with others. These traits along with Anthony’s personality, honesty, and knowledge of the land make him the perfect agent for you.

“
This is a big thanks to Bill Patrick for his help in securing the purchase of a really great property that just fit my ownership desires with a creek, hardwood bottom, pines and a beautiful pond in a perfect location to provide a getaway spot for my family. I have literally looked for years and when this came up on your site Bill took the time to meet me to view the property, work the specific details as desired, and provide assistance in locating a surveyor and attorney to close the deal. Thanks for providing the web resources to search and view property details and the agent resources to make deals happen. Thrilled to have a mini-farm with all the versatility I had been looking for.
” R. Humphrey -
“Having had the recent pleasure of selling my land and old farmhouse through your agency, I would like to give a special compliment to Bill Patrick, my realtor. The selling process was admittedly a bit arduous, and, despite disagreements between my sister and myself, Bill remained a calm and neutral party who tried to accommodate us both while juggling negotiations with multiple potential buyers. He provided us with much of his time, not to mention sharing his extensive knowledge of the business, which we put to the test. I know he must have felt frustrations of his own, but he upheld his professionalism under pressure, and this left a positive impression on me which I wanted to impart to you. I have since recommended him and your agency to more than one acquaintance searching for a realtor. I would like to add another special “thank you” to you, Tom, for your extra efforts to provide me with an informed selling experience when difficult situations arose outside of Bill’s areas of expertise, and I felt uncertain about my options. You made me feel like my concerns were important to you personally, and from that I was able to proceed feeling supported when confidence in my decisions was lacking.” Christie J.

“My family had 40 acres of timber property in Brandon for three generation. We contacted Bill Patrick for help with the sale. Bill worked closely with our family members (two estates and 4 adult children) along with our attorneys as we opened estates and got all chains of title corrected. The estate help was only one of the many, many headaches and hurdles Bill jumped through with us. There were issues with easements, more generations and court drama from the adjacent property owners, many extensions to contracts and price offers to work out to get the property sold. To say Bill worked hard for this sale would be an understatement. Bill Patrick was an excellent choice for us as selling agent. He conducted himself in a professional manner and became a friend during the year long process. After the closing in Brandon, which I attended, Bill and I discovered we had many childhood friends in common. I knew his Dad and also had great respect for him. I have made a friend in Bill. It was a pleasure doing business with Bill. I will not hesitate to recommend him in real estate matters, and will call on him if needed for future transactions.” Merrill M.
-
“I appreciate the opportunity to work with you. You have been a pleasure and a gentleman during the whole process. Although, there were times things didn’t look so good for this project, your determination helped get us through. As representatives of the Estate, we are happy to have this deal done. I think we got a good price for the property, and it gets to stay “in the family”. Your patience and professional approach to all aspects of this sale is what all real estate customers should look forward to. Therefore, our profound thanks and appreciations are to Bill Patrick. Its been a pleasure.” Estate of Ms Ulmer
-
“I just wanted to take a moment to let Mr. Bill Patrick know how much I appreciate your representation on the sale of my 12 acres of land. Mr. Patrick kept me very informed on the progression of the activity of the listing. I’m so pleased with his attention to details and keeping the stress level down as selling land can be a stressful process. Thank you so much for the quick sale and best price for my land. I wholeheartedly recommend Mr. Bill Patrick for your real estates needs. He is an awesome representative of your company. A Happy Customer!” Dr. West

“Bill was fantastic to work with, and he gladly answered all my questions day or night. He's a true professional and gentleman.” Lee L.

“
The purpose of this letter is to recommend realtor, Bill Patrick. From the first time we met and he listed my Madison County property, I knew he would be a good realtor. He was always honest and consulted with me throughout the entire process. He represented me well and got me a good price for my property. He is very knowledgeable and was always available and responded to my inquiries the same day, even at night and on weekends. I am very happy with the service he gave me and will absolutely use him again for my next real estate transaction.
” Jessica Wood -
“
This email is a short memo of what a great job Bill Patrick performed on my behalf. He was persistent and kept me informed of what was happening for better than two years, and I really do appreciate his professionalism, and just plain looking out for my best interest. My being out of state, didn't help the matter any, but Bill hung in and conducted my business as if it were his own. I'll raise a toast for Bill during this Holiday Season. Thank You for Bill!
” Rufus Hunt -
“
We would like to express our appreciation to you and your company for the professional and friendly manner in which we experienced during a recent purchase of land in Terry, Mississippi. Your agent, Bill Patrick, did an outstanding job working with us while also working with the seller on this property. He was immediately available to show us the property and always prompt in answering our calls or questions. This process of purchasing property went smoothly because of his knowledge and eagerness to help. We would recommend your company to anyone buying or selling property. Thank you again for everything. Sincerely,
” Mr. and Mrs. Burchfield
Bill Patrick
Bill was born and raised on a farm in Scott County, Mississippi. His family farm had cotton, soy beans, cattle and hogs. It was there on his family‘s farm that he gained knowledge and respect for the land that God provided. During his high school years, Bill’s understanding and love of the farm grew as he began showing cattle and hogs at local livestock shows. After high school, he graduated from Mississippi State University and spent many years as a CPA. During this time as a CPA, Bill’s heart remained on the outdoors, so, in 1999, Bill began a lawn service business. Several years ago he became a Realtor with Tom Smith Land and Homes where he works with buyers and sellers, always seeking to turn them in to satisfied clients. Bill resides in Brandon with his wife, Ardith, where he enjoys hunting, fishing and just simply being outdoors. His love of the outdoors, combined with his reputation of honesty, integrity and hard work, is what qualifies Bill to be able to help you with all of your real estate needs. Give Bill a call when you are ready to buy or sell, he will be there to help every step of the way!

“The morning of July 2nd, 2021, was when I saw a Facebook post by Bruce West, whom I had known for many years and worked with in the Emmaus Walk Ministry, saying that he had changed careers, was now a Realtor, and if anyone needed to buy or sell property, he’d be glad to talk to them about representation. I texted him that I was indeed interested in selling my home at Brownspur. Bruce and Gwendolyn lived about ten miles south of me in Hollandale, just down the street from my brother Beau. He called back that afternoon and made an appointment to come by Monday to look at my homestead, which consisted of a big two-story 1898 Plantation Home, with nearly 6000 sq. ft. under roof and an 1800 sq. ft. guest house connected by a covered walkway, all on six acres, including an old-fashioned sand-bottomed Swimming Hole with a shooting range behind it. Betsy and I had listed Brownspur several times in the past few years after all our kids got out from underfoot, intending to move to smaller quarters in our Golden Years, but had never gotten a serious offer. She had passed away suddenly the week after our 55th Anniversary, six months before the Covid-19 pandemic hit. I viewed that as an opportunity to catch it and die, to go be with Betsy, so had done absolutely nothing to the house and yard in over two years since her death. Bruce advised me to go with a “Buy-As-Is” approach, and we signed an agreement for representation Tuesday morning. He e-mailed me Thursday morning that he was showing it to a couple at 5:30 that afternoon. Monday morning he called to say that he had an offer, so I met him early Tuesday. The couple had offered less than we had listed it for, but three other people had contacted him over the weekend to say they were interested in looking at Brownspur. What did I want to do? "Let’s make them a counter-offer, halfway the difference,” I suggested. He nodded and dialed where we stood in the parking lot of the Double Quik gas station in Leland. He never got off the phone: “They took it,” he exclaimed! I had no idea how much paperwork was involved by so many parties from North Carolina to Nashville, Tennessee, to Leland, Greenwood, Cleveland, Brownspur, to Sumner where I now live, re-married to Cindy, Betsy’s former Ole Miss roommate. Bruce took care of dotting all the i’s and crossing all the t’s, thank the Lord. We closed on August 24th. What a fantastic experience it was, selling my home on the plantation I’d grown up on for 77 years, through my Realtor and Friend, Bruce West!” Robert N.
-
“We are officially homeowners! This has been the longest four months, but it is so worth it! Bruce West and Charlie Heinsz have been the best help with this and we couldn’t thank them enough! All the prayers have been answered for this home and now it’s moving time!” Ashley and Hestin

“We would like to express our deepest appreciation for Chad Wilson on the sale of our property and the purchase of our new home. Chad went over and above what we expected of a realtor. He was with us throughout all of the struggles we went through selling our existing property which were very trying at times. He never gave up on us and encouraged us not to give up on him. Without Chad’s perseverance and dedication to his profession we may have not been able to sell our property with the results we achieved. Chad also helped us tremendously on the navigation and subsequent purchase of our new home. He was with us throughout the entire process of finding a home that we wanted and through the inspection, negotiations and closing. We thank Chad for all of his hard work and his friendship throughout this time in which we will never forget!” D. and M. Thomas

He kept constant communication when anything meaningful was occurring. He was patient, kind, professional, knowledgeable, and understanding of unique situations. “WARNING!! The following review will have you hooked on Clif Cannon. What an experience we had working with Clif. Of all the realtors we have had to deal with, he was the only one that truly cared about our needs and wants. It was not just about the sale. He was on point with the purchase of our vacation home in Mississippi. He made sure that I had all my questions answered no matter what it took. His knowledge was above and beyond every time. Clif took the time to explain things to me when I had questions, and his negotiating skills are out of this world. On top of all of that, if I wouldn’t have followed his suggestions, based on his knowledge, we would have lost a lot of money. Clif is professional and always kept me informed during the process. Clif is not only a great Realtor, but an awesome person, filled with so much knowledge and kindness. Although Clif is my realtor, he sure feels like part of our family now. We have so much love for him. Clif Cannon, you do not know how much we do appreciate every single thing you did for us. Words cannot explain how grateful we are for you. We are constantly sharing our story and passing your information out. Sending much love to you and your family. Your Louisiana people for life!” Margie V.

If we ever need another realtor we will definitely used Clif, if at all possible. We will recommend him to all our friends and family if they are selling their home or land. Again we were more than happy and satisfied with Clif! ” Rodney & Donna F

“Clif, I wanted to drop a line and let you know how much I appreciate everything you did in assisting with the selling of my property. Being that I am out of state, I really appreciate the follow-ups and communication you provided through this process. There were several items that you ‘managed’ for me – i.e. termite inspection and treatment, floor estimate etc. It really was a huge help for me. I appreciate the consistent communication when the house was being shown as well as you being very detailed and thorough on the closing process (as it was done remotely). Again, thank you very much!” Kelly B.

“First off, I would like to thank Clif Cannon for a job well done. This was my first time making a purchase and he was there to answer all my questions and gave me great and EXCELLENT advice. He was so understanding and worked extremely hard to make sure I did not have any concerns. Clif was a wonderful communicator; he informed me of everything that was going on with the property whether if it was good or bad and I really appreciate him for everything. He is such a hard worker and dedicated person and would most definitely get the job done. I HIGHLY recommend getting Mr. Clif Cannon as your Realtor. Thank you again for everything!” D. Jackson

“Mr. Clif Cannon recently represented me as a buyer on an "out of state" purchase of a beautiful colonial home in Gloster, MS. Mr. Cannon was diligent, honest and professional. He successfully navigated through a complicated purchase with ease and confidence. He even negotiated the purchase of the fine china!! He is very knowledgeable, not only on homes themselves, but the logistics involved. He went above and beyond to make my purchase as simple and fast as possible. I highly recommend Clif and look forward to acquiring more properties from him in the future.” Heather T.
-
“Clif made the sell of our property from listing to final sell as easy as possible. I thought that selling our land was going to be very difficult since we lived out of the state and we had never done this before. He guided us step by step through the process and when a question arose, he answered in a very quick and efficient manor. I would definitely recommend Clif to anyone who is looking to sell land or property. You will be in good hands!” David E.
-
“Mr Clif Cannon was a wonderful agent! No matter what time of day I called he would answer my questions and if he didn't have an answer he would contact the right people to put my mind at ease. It was a long and stressful process, but Mr Clif got me through it with the help of my other support systems. I am so grateful to have closed on my first home. And, if I had to recommend him to anyone I would.” LaShunda
-
“Our experience with Clif Cannon was great. I would definitely use him again. Clif stayed on top of everything. I would recommend him to everyone.” G. Parke
-
“Mr. Cannon was really an answer to my prayers during a very stressful time. I live in Texas and had inherited my fathers property that was actually in pretty bad shape. I had no idea what I was going to do to sell this property with it being in Louisiana and me in Texas unable to travel. He reached out to me and thank god he did. He was able to get much more for my property than I ever thought I would. He was very patient and kind through a very emotional time for me. He had my property sold within 24 hours of taking it on. I am so very thankful for him and would gladly recommend him to anyone. Thank you again Mr. Cannon” Krystal S.
-
“We worked with Clif Cannon to sell land that had been in our family for years and he was an AWESOME realtor. From the very first meeting we knew we had the right person. He was professional, very knowledgeable and forthcoming. He was able to make us feel relaxed about the process, we just knew that we could trust him. I HIGHLY recommend Mr. Cannon because he was so easy to work with, he was attentive to our needs and kept updated every step of the way. He worked extremely hard for us and for that we are forever grateful. THANK YOU MR. CANNON FOR YOUR HARD WORK AND DEDICATION!!!” G. Willliams

“My name is Sarah Veillon from Louisiana, and I just so happen to be a realtor there with Century 21 Action Realty. My husband and I purchased three properties with Clif Cannon last week. From start to finish Clif did a fantastic job! He made himself available when we were in town for showings, and was able to answer all of the questions we had. He is very knowledgeable about the property values and timber value for the area, and always answered the phone or responded within the day. Believe it or not, that is hard to come by in the real estate world! We were very impressed and pleased with his service. We highly recommend him, and have already told a few friends looking for property about him. He did a great job!” Sarah Veillon
-
“Thank You, Clif, for the smooth sailing I experienced in the sale of my property. Job well done by you!” A. Davis

“When we decided to sell my mothers land in Franklin County, I wasn’t sure of a realtor and then I saw where Clif Cannon with Tom Smith Land and Homes had recently sold my grandmothers house for the second time. I learned that Clif sold it the first time when my mother had it up for sale so I knew we were in good hands. Clif always answered every question and we had several, in a very timely manner and was nothing but professional. I would highly recommend him to anyone in the area. And again thank you Clif for all your hard work!” Pam M.
-
“We could not have chosen a better realtor than Clif! In the past we had our house listed for 2 years and gave up. Clif sold it in 1 week for asking price! Not to mention what a smooth transition...closing was a breeze. He was just a breath of fresh air! If you need your property sold, Clif's your man. Thanks for everything Clif!” Randall S.
-
“I want to say that it was a pleasure working with Clif Cannon on the sale of the house. He was very knowledgeable and explained what was best for us. Clif went beyond everything I imagined that a realtor would do. I give him a A+++. He will be upfront and tell you what you need to do to prepare your house to sell. I do recommend Clif to anyone. Thank you, Clif, it has been a pleasure working with you. PS: I did make a new friend as well. To anyone selling or buying a home or land I would hire these wonderful folks for the job!” Randy P.
-
“Clif is an excellent and knowledgeable REALTOR!! I must admit I was skeptical at first, but after speaking with him he quickly resolved my reservations! The confidence he has to sell your home is inspiring. We listed our home and then the pandemic happened! I became discouraged, but Clif frequently stayed in touch and provided updates. He will work hard for you even to the point of negotiations like a lawyer with the other realtor and lenders. We are thankful that we chose Clif because we had been trying to sell our home for 7 years. 7 years and multiple realtors later Clif got it done! Choose Clif because he will sell your home in a spiff!” William J.

“Clay Simmons was our realtor to sell Foshee land in Byram, Mississippi. Clay was professional and helpful throughout the process and guided us with integrity and knowledge. Clay was detail oriented and provided us with options so we could sell the land with the best possible outcome. We were extremely pleased with Clay and enjoyed working with him.” Sheri L.
-
“We worked alongside Clay Simmons starting in about November of 2021. We met him when we called Tom Smith inquiring about a house we wanted to see and Clay happened to already be at the location. Despite not having scheduled an appointment, Clay showed us the house and we quickly decided we wanted to hire him as our realtor. We had just moved back to Mississippi after living in Florida for four years and were seeking a house to purchase before the arrival of our first child which was five months away. Clay worked tirelessly to ensure we found the best place for us in enough time. He was very communicative, always responding to our many questions. If he did not know an answer, he found someone who did. He made himself available to us, showing us homes, talking with us via phone and text message, and getting us in contact with appropriate lenders and resources. Our search was made difficult due to our very specific requirements for location and space, but Clay was diligent and hardworking in order to help us find something within our budget. Our experience with Clay was phenomenal and we would definitely recommend him to any other families who are searching for the perfect home. In addition, we would definitely work with him again in the future if and when we decided to move.” Justin & Samantha W.
Clay Simmons
Clay was born and raised in the small town of Rolling Fork, in the Mississippi Delta. At the age of fourteen, his family moved to Vicksburg where he attended St Aloysius High School. Upon graduation, Clay played baseball for Hinds Community College for two years. He later graduated from Belhaven University with a bachelor’s degree in Business Administration. Clay’s career began in the healthcare industry as an organ procurement coordinator and then an oxygen administrator for a local DME provider. He spent five years as a licensed mortgage originator working with various mortgage lending organizations. He has always been in the business of caring for people by showing compassion and patience through trying and exciting times.
After years of sitting behind a desk, Clay had the growing urge to find a new career that better fit his active lifestyle while evolving in the housing industry that he loved. Real estate was that answer! Clay’s knowledgeable experience from the mortgage industry transitioned very well into the real estate world and he is showing to have a very promising career. Clay understands the home buying process and will lead you through a smooth transaction.
Clay, his wife Karolina, and son Jayce, currently reside in the Reservoir Brandon area. He and his wife are very active within the community, usually involved in running, biking, or hiking activities. Clay and Karolina can point you in the direction of the best running and biking trails in the Jackson metro area. Oftentimes, they plan their vacations around some type of outdoor/nature activities with easy access to hiking and running trails.
Clay has a special talent of listening to clients and ensuring they feel confident in their options and decisions, while offering advice based on their unique needs. He values the individuality of each person he meets and will work hard to sell your home as quickly as possible at the highest dollar, OR find your next home or investment property. If you are looking for a realtor you can trust, call Clay.

“My husband and I are first time homebuyers and had the most wonderful experience with Emerson. We didn't know much going into the process and we were extremely nervous and fearful that we may get taken advantage of. Emerson was so kind, integral, honest and helpful. He was always there for us. He instantly made us feel comfortable and I could always tell he wanted what was BEST for us. He listened so well and anytime I called, he answered or called back immediately. There were so many little moments in the process that reassured me that God sent Emerson to us. My husband and I were very fortunate to have Emerson. He really is a virtuous person with a beautiful soul. The experience was truly a great one. I've already been telling a few friends that are looking to buy homes about him. I feel like everyone around me should buy a house with Emerson as their realtor. You just don't meet integral, loving people, like him everyday. Especially when you're making the biggest purchase of your life. I could go on and on but I think I made my point, Emerson is an AMAZING realtor!” Ashely and Jonathan B.

“I want to let you know how happy and appreciative I was for David Belden and your agency and everything y’all did for me getting my land sold. David did not disappoint!! He jumped at the challenge, and it was a challenge with a few hurdles to get through, but he was awesome!! He was very professional and considerate. David had my best interest from the very start and I enjoyed working with him! I will definitely give Tom Smith Land and Homes high praise and a referral to anyone I know who is in the market to buy or sell!” C. Goode

“Tom, I just wanted to take a moment to let you know how much I appreciate your company handling the sale of our 132 acres in the Barlow community of Copiah County, MS. David Belden was the agent and he was great to work with throughout the process. He kept me fully informed of every aspect - from showings to potential offers. He explained everything as we went along and was very easy to talk to and understand. David always seemed dedicated to doing what was right for us - and, in fact, got more per acre for the land than what we were told we could get when we listed the land. He was thorough and conscientious in all of my dealings with him, which was very important to me because I live out of state. Again, thank you and your company - and especially David for his great work in getting our land sold and at a price we are very pleased with. I have told David thank you for all of his hard work in putting this deal together, but I would appreciate your letting him know, also.” W. Jackson
-
“My wife and I recently sold and bought a home using David Belden. He easily found the perfect area and home for us in a great neighborhood. He also guided us on the sale of our old home. We had several showings scheduled for the morning our house landed on the market, and an offer at the end of the day that we accepted. David went over and above when some bumps in the road came up during the closing of our old home. He kept us in the loop nearly everyday and even secured additional earnings on our home after several delays in closing from the buyers. He was always available for questions and quickly found answers for aspects when he was uncertain. We would highly recommend David to our family and friends in the future!” The Princiotta's

“I recently had the desire to purchase a piece of property in Mississippi. Being from Louisiana, working a fulltime job, my time and travel were extremely important to me in this process. By chance I reached out to Tom Smith Land and Homes by telephone. I was greeted promptly by an associate. After relaying to the associate what I was hunting and the areas that I was interested in, they referred me to Mr. David Belden. I reached out to Mr. David. Mr. David was extremely professional and extremely patient. David was extremely prompt in responding to phone calls and always got back with information in a timely manner. After getting lots of information from me, to make sure that he truly understood what we were wanting, David contacted me with some proposed properties. (lots of options). After my wife and I sorted through our potentials, David worked around our schedule to accommodate showings in our time frame. David was extremely knowledgeable of not only the areas but zoning, power and water concerns, easements and right of way concerns. David took us to a few properties and after a small amount of discussion, he knew exactly which one to show us. A short drive later he showed us the perfect property that was exactly in our budget and what we were wanting. Then David really showed us why you want him to be your realtor. David did the leg work. He had the legal team do all the proper vetting, he researched and gave us all the contact information to ensure that we could get all of the utilities and permits. David stayed in communication with us the entire time. David made sure that the closing went without a hitch. Everyone that we delt with at the Tom Smith Land and Homes group was extremely friendly and professional. We now have our dream property and are in the construction phase. And, David has not forgotten us. Service after the sale. He has called us back a couple of times just to make sure that things are going good. Not only would I use David again for any of my realty or land needs, but I have already referred him to one of my coworkers that is hunting property.” Raymond H.
-
“David Belden did a great job showing my husband and me homes that met both of our wish lists. He was available for showings when we were available, and quickly was able to get us viewings at homes we wanted to see from browsing on our own. He was determined to help us get in to a great home for our family. I was also so happy to have David on my side of negotiations; he was truly there for us and honest throughout the process. I definitely recommend David!” K. Simmons

“I loooooved working with David Belden❤! My time sensitive relocation to Mississippi and securing my dream home could not have been a “Mission Accomplished” without David Belden. Within JUST 3 WEEKS David assisted me with my home buying process from my initial call to inquire about my home, my flight into the city to view my home and allowing me access to meet contractors and daydream to ensure that I was sure the home I selected was the ONE for me! I love that he helped me with the emotional toll of buying a home in a rural area and living out of state during this process: Every time I would have little anxiety attacks, David always remained calm and had a solution for me and the right words to calm me down. He was soooo patient and professional. I really appreciated how David went above and beyond when advising me of alternatives and options I could adjust to based on the retail and grocery shopping landscapes and adapting from a big city to small town culture (nearest Aldi 2 hours away). Once I confirmed that I was ready to make an offer, David turned into a fierce strategist and secured my place within 4 days from the initial offer to the final agreement in which I was very pleased and satisfied! David is just AMAZING! Another huge perk about David is that he selected a seasoned real estate lawyer who knows the field extremely well. I consider myself extremely lucky and blessed to have had David as my Realtor! I would rate David higher than 10 if I could! I will eternally be grateful that David Belden helped me secure my beautiful home. I will definitely recommend him and if I were to purchase a home in the future, he will certainly be my real estate agent. Thank you DAVID for "BEING IN YOUR PURPOSE!"” Kim M.

“I couldn't have done it without him. He had obstacles everywhere but with his experience and professionalism he handled it calmly and respectfully, also just to say the Sellers agent also commented on how well he did with purchase of Cabin.. I've enjoyed working with him and hopefully will again when another cabin comes available and if I know anyone looking for land or house, he will be the first as a referral. Also, for him to take me on as a client where he had to drive 2 hrs. each way, I'm very thankful. If he was registered in Alabama, he'd be the one I call on to sell my house here when I do.. Again, he's a great guy and was excited just as I was with the cabin I chose, and I look forward to him visiting to do some fishing in lake in back yard..” Steve F.

He’s always had a passion for anything outdoors since he was a little kid and feels a sense of peace when enjoying one of God’s greatest creations.
Helping others has been a part of his everyday life for as long as he can remember. He’s currently licensed as a physical therapist assistant and always has enjoyed helping others. So, it was only right to put his love for helping people and love for the land into real estate. His passion for the land, enthusiasm for helping others, hard work, and dedication make him a great fit to assist you with your Real Estate needs.

“
Dear Mr. Smith, Recently I contacted your office concerning one of your listings. I was directed to Sam Sample. Sam and I arranged to meet and we looked at several properties. Unfortunately, I purchased a track not listed by your company. Sam was extremely knowledgeable and helpful. He is a credit to your company. If I or someone I know looks for property again, I will contact Sam. Truly yours,
” R.Z. -
“
It was an absolute pleasure working with you, Sam, and we cannot thank you and the Tom Smith Land and Homes team enough. We appreciate your professionalism and patience with us during the whole process. We went into selling the 40 acres without having a clue regarding how the process works and after much debating we elected to allow you to sell the property and you really made us look like we knew what we were doing! I can list a lot of reasons we are happy with the service you provided but a few that come to mind was your availability, your explanation during the different phases, your patience with my lack of fully understanding the process and your advice from the beginning to the end. Also, we truly appreciated that you not only had the best interest of the seller in mind but the best interest of the buyer, too and that is something that we consider very rare and special. If the day comes when we decide to buy another property, Tom Smith Land and Homes and you will be our first and only call! Thank you for everything and God Bless!
” Mr. and Mrs. Brewer -
“Sam, thank you so much for everything. You went above and beyond and sorta pulled off a real estate miracle. I never DREAMED we’d have that house sold in 3 months. I knew from get-go I wanted you as my realtor because I know you’re a Christian, you’re honest, and you know the area. That decision paid off. I appreciate everything you did for me. 🏆” Quinn M.
-
“Sam, you have represented me to your FULLEST and BEST EFFORT!!! A lot of other realtors and brokers could learn something from you about this, being ethical, and where their fiduciary responsibilities should be. You are one of the few TRUE LAND PROFESSIONALS in the business!” Stan S.
-
“Mr. Sample, I am royally impressed with your marketing material for my property!! I never saw anything close to this undertaking by the previous realtor. It looks great, a remarkable marketing endeavor. Thank you!” Ed
-
“Thank you, Sam, for all your help throughout this process. You stayed persistent and knowledgeable during the entire duration of the listing and sell. We couldn’t have done it without you. I’ll be recommending you to my friends.” Tyler W.
-
“We will list the property with Tom Smith Land and Homes and the Realtor’s name working with me is Sam Sample. He is a great guy and one of the many things I like about Mr. Sam is he has the best interest of the seller but also the buyer. He will treat you right!” Joe B
Sam Sample
Sam Sample is a resident of Holmes County, Mississippi, where he works as a Realtor and serves as one of the Tom Smith Land and Homes land specialists. Having lived on his family’s farm in the area for 40 years, Sam has a deep connection to the community and the land. He attended both public and private schools in Holmes County, as well as Junior College, where he met his wife. Together, they returned to Sam’s family farm to make their home.
Despite the economic challenges that some may see in Holmes County, Sam has never considered moving his family away. He feels a strong attraction to the area’s remoteness and lack of mainstream influence. With over 23 years of experience working for an electric power association in several counties, including Holmes, Humphries, Yazoo, Warren, Sharkey, and Issaquena, Sam has a unique perspective on the region.
In 2002, Sam became an insurance associate, which has allowed him to pursue his passion for land management and agriculture. He is the owner-operator of a family farm that produces cattle, timber, and hay, and also offers recreational activities such as hunting, fishing, and hiking. With this diverse experience, Sam believes he is uniquely qualified to help clients buy or sell residential, recreational, or agricultural land.
If you’re looking to buy or sell property in the Holmes County area, Sam and the team of land specialists at Tom Smith Land and Homes are ready to help. He welcomes the opportunity to discuss your interests and provide guidance in finding the perfect property.

Testimonials
I am highly pleased with the broker services of Tom Wiseman with Tom Smith Land and Homes in the sale of an inherited piece of property. As I do not reside in the state where the property is located, I needed professional help to sell it. This is exactly what I got. The Tom Smith Land and Homes website effectively disseminated information about the land, and it was sold in 24 days spanning a holiday period. The closing, which I was unable to attend, was all professionally handled from a distance. Communication with the real estate agent, Tom Wiseman, was simple and effective. The agency was originally recommended to me by a professional forester as an agency with expertise in selling rural land. I enthusiastically pass on the informed recommendation.
