Josh Wren did an outstanding job representing me on the purchase of a mobile home park. This was not a simple transaction — the property was owned by a 102-year-old seller and managed through a conservator in another city, which added multiple layers of complexity. Josh handled the situation with professionalism, patience, and persistence from start to finish.

He successfully navigated the coordination between the conservator, legal parties, and all stakeholders to get the deal closed smoothly. Just as importantly, he ensured that all leases were properly assigned and transferred, protecting the continuity of cash flow and operational stability from day one.

On top of that, Josh took the initiative to get the property rezoned, which significantly increased its flexibility and long-term value. That alone demonstrates that he thinks beyond just “closing deals” — he understands strategy and long-term asset positioning.

If you are buying investment property, especially something operationally complex like a mobile home park, you want someone who can manage moving parts, anticipate problems, and push a deal across the finish line. Josh Wren delivered.

Highly recommend.

“Thank you so much for your assistance and professionalism through this process. I really appreciate it.  ” Ms. Bowden “Christy and I would like to commend Ellen Smith for her customer service during our recent home sale in Madison county and subsequent home purchase in Rankin county. She was able to avoid the pitfalls and maintain her cool in what turned out to be a difficult market. Her professionalism and industry knowledge kept us on track in a tight schedule and her follow up after the sale showed she was really concerned for her clients. We would recommend Ellen to anyone on their future real estate sale or purchase.” Christy and Dennis J.

When my wife and I decided that we wanted to put some funds into non-paper assets, we decided on timber land. We contacted Tom Smith and met with him one evening. We knew nothing about this kind of investment and Tom patiently explained the ins and outs and how this sort of thing worked. We discussed our desires and Tom translated those into a specific type of property that we should be looking for, considering our budget. Because of our ages, we needed to find something that would be harvestable in a relatively short time. One thing you find out pretty quickly is that someone is willing to sell you a piece of timberland every hour of every day. If an agent or even an acquaintance finds out that you want timber, they will have something for you to go look at the next day. People kept asking me why I had not bought anything yet. They seemed to think it was like buying a car. You just go pick out what you want. Tom weeded out properties that did not fit our goals. We kissed a lot of frogs as we looked at different properties. They looked better on paper than they did in person. Eventually we found exactly the right piece at exactly the right price. There were a number of unforeseen difficulties in closing the deal, but Tom was right there every step of the way during the negotiating process and, with his help, we closed on the perfect investment. We could not be happier. The next time we want to buy or sell some property, Tom will be our man.
