50 Acres in Simpson County in Braxton, MS

“

Tom, Willard and I just wanted to thank you and your staff at Tom Smith Land and Homes for the excellent job you did in selling our property in Holmes County. Tom, in our opinion you are the best in the land and home business. We would and do recommend you and your company to folks looking to sell or purchase land. After meeting with you we knew we had the right company to list our property. Your expert knowledge of land values and what was happening in the real estate market were invaluable to us. You listened to what we had to say and what we wanted. Your website and marketing strategy gave our property tremendous exposure. It wasn't on the market very long before we had an offer and sold it. Because of you and your amazing office staff, all the paperwork was done quickly and efficiently. Thanks again Tom, you have become a very good friend. I can't close this letter without giving a big THANK YOU to Ellen Smith of Tom Smith Land and Homes. Ellen helped us find a new home in Rankin County. It had been nearly 20 years since we had house hunted. Ellen worked with us tirelessly, kept us informed, showed us homes that met our list of wants and needs. We could not have asked for a more professional realtor with up to date information on the housing market. Thanks to Ellen we found our new home. Her office staff is amazing, the paperwork for closing was a breeze with her office handling it. I can truthfully say that Tom and Ellen have become good friends to us.

Tom Smith is an absolute professional who is focused on the end results. He and his firm handled much more than just brokerage for our 228 acre ranch. They were able to help clean up and maintain the property to increase its' value. I would highly recommend Tom Smith Land and Homes to anyone interested in buying or selling large tracts of land in Mississippi. Tom is the best!

“Knowing that we had a very unique property to sell, we did our research and decided on Tom Smith with Tom Smith Land & Homes to list it. It has been a wonderful experience! It took a little time to sell, but we knew it probably would since it was a bit of a unicorn. Tom is a professional and we trusted his guidance throughout the process. The bonus of selling property with Tom Smith Land & Homes is not just having your listing sold, but you gain a forever friendship in the process! Thank you Tom, for everything!!!” Kim & Mark C.

“Dealing with Tom Smith and his staff was truly a pleasant experience. From the moment I contacted Tom to the closing, everything was done professionally. At one point, there was a hiccup and without question, this was solved immediately.  The communication was exemplary, and I was so impressed with the brochure that Tom created in order to sell the property. He truly captured the essence of the place, and I was so appreciative.  I would never hesitate in recommending this company. You will not be disappointed.” J. B. Chadwick

I searched the state of Mississippi for 10 years trying to find the perfect tract of land that would fit my families needs. Each tract I looked at there was something that didn't fit. I contacted Tom Smith. I explained to him what we were looking for and he smiled and said I'll find it. He changed the subject and asked me about my family, we talked about his family, we talked about hunting, business and several other things over the next hour. I was thinking he must not be very busy to take this much time with me. (Little did I know he sold more land in Ms. than anybody else) before we left I looked at Tom and said 'don't forget what I'm looking for' he laughed and said 'I will find it'. About a month later my wife and I met Tom to look at a tract of land. We loved what he had found. We looked at it several times before making an offer. Our offer was accepted and we finally found our perfect place. I told this story to let people that might read it to understand the attention that Tom pays to find you what your looking for and to emphasize Toms personable demeanor. After a year had passed my wife and I decided to build a home on our new land. Again we contacted Tom Smith Land and Homes. Tom and his wife Ellen came over to our house and we discussed the selling our home. They looked around took several pictures and then sat down on front porch and we visited. Tom and Ellen are some of the friendliest people you will ever meet. It took 10 months to build our new home, I called Tom in month 8 of our construction and was ready to list our older home. Tom and Ellen took over and sold our home within 6 weeks. The staff at their office was very professional and friendly, and our closing was perfect. My wife and I not only would highly recommend Tom Smith for your land needs and home needs but consider Tom and Ellen friends. Our experience of buying and selling real-estate was a great one thanks to Tom Smith.

“A big thank you for the professional manner in which you marketed my families two properties. Your personal approach to finding out about the history and special assets of our homes was special. Marketing was over the top with the pictures and drone footage to demonstrate the beauty of our farm. Tom and Stacy worked tirelessly to overcome any problems and reassure me through the process. I would not hesitate to call Tom Smith again for my real estate needs.” Sandra Shaw P.

“I recently saw a beautiful featured property on the Land Man's website. I called to inquire and Tom answered. He immediately scheduled a showing. He spent an entire afternoon showing me that property and another in close proximity. He worked diligently to help both buyer and seller reach an agreement that pleased everyone. The transaction was seamless and went off without a glitch. Tom did a superb job of helping me find the piece of property I was looking for. I didn't expect to find such a great friend in the process. I would highly recommend Tom Smith to anyone looking to buy or sell!  Thank you, Tom!” Phil Hanberry

“

I am highly pleased with the broker services of Tom Wiseman with Tom Smith Land and Homes in the sale of an inherited piece of property. As I do not reside in the state where the property is located, I needed professional help to sell it. This is exactly what I got. The Tom Smith Land and Homes website effectively disseminated information about the land, and it was sold in 24 days spanning a holiday period. The closing, which I was unable to attend, was all professionally handled from a distance. Communication with the real estate agent, Tom Wiseman, was simple and effective. The agency was originally recommended to me by a professional forester as an agency with expertise in selling rural land. I enthusiastically pass on the informed recommendation.

Dear Tom, T and I both want to thank you for all the wonderful help you have given us over these last couple of years. I can't say that I know anyone who enjoys their work more than you. We consider ourselves your friends and will always be your Cook-Cobb road neighbors in our hearts. Once again, thank you and all the best to you. I'm sure our paths will cross again soon and often!

Would expect nothing less from a driven and hardworking person such as Tom. The irony here is that he probably did this more for his clients (to provide the best service possible) than to advance his business...that's just the kind of guy he his!
