Looking for a property that provides both income and recreation opportunities? Look no further than this 226 acre tract in Attala County, MS. Located approximately 12 miles northwest of Kosciusko, this property offers a combination of cropland, hardwood-pine mix, and cutover. Road frontage on the south boundary is a paved highway, with the west boundary being a graveled county road. There is an old homesite in place, and utilities are available. The property make-up consists of approximately 100 acres of hardwood-pine mix, 75 acres of cropland, and 30 acres of 23 year-old cutover. The remaining acreage consists of trails, ditches, small fields, and a creek. There are 22.2 acres of timber enrolled in CRP, with the contract lasting through September 30th, 2023. Multiple opportunities exist for this tract. First, the cropland can continue to be leased out, which provides a steady return on your investment and food for the wildlife. Second, let cutover continue to naturally regenerate, or better develop it with trails and food plots. Finally, the timber features areas of thinned plantation pine, along with mature hardwood-pine mix. This provides ample recreational opportunities, and the possibility for future income. Access to the CRP timber stands on the east of the property must be done by crossing Sharkey Creek. Income producing recreation tracts can be hard to find. Call us for a tour.

Adam was born and raised in Attala County in the small town of Sallis, MS. After high school, he attended Holmes Community College for two years before transferring to Mississippi College where he received his B.S. in Kinesiology. He began working at Mississippi Sports Medicine after he graduated in 2009. He worked under the guidance of orthopedic surgeons for 7 years before deciding to pursue a career that would get him out from behind the walls and into his element…the outdoors.
Not only is he an avid outdoorsman, he has a love and passion for the outdoors. He was brought up hunting, riding horses and just being outdoors in general. He was taught at a young age to respect the dirt under your feet and utilize it however you can. Adam was raised to treat the person next to you the way you want to be treated, work hard for what you have and put God first in your family. He fits the profile of a “good, home-grown country boy”. Whether he is sitting in a tree stand in Mississippi, chasing turkeys in Kansas or just riding down a dirt road with his wife and daughter, he always seems to find himself in awe of the playground the Lord has given. His love for the land, drive to help others, and the attention he believes people deserve is what makes him the right agent for you.
In 2010, Adam married the former Gail Bankston, who was born and raised in Carroll County. They share an equal love for the outdoors and enjoy spending time together hunting and fishing. In 2016, they welcomed their daughter Adelyn Grace into the world. Adam and his family are residents of Madison, MS.
