REDUCED! Gum Island has been in the same family for 15 years and ranks among the top with some of the best duck hunting the Missouri Bootheel has to offer. This 1,401.33 +/- acre tract is a secluded island along the St. Francis River, and can be accessed by truck on the gravel main road or boat along the St. Francis River main channel or tributaries. Gum Island is laid out for the serious duck and deer hunter. The entire property has been enrolled in the Wetland Reserve Program for approximately 8 years, which created the perfect habitat for top notch duck and deer hunting. When the water levels are right, the duck hunting can-not get any better. The ducks roost as well as feed the property which as you know can be the best of both worlds. The property has 8 ducks holes with large blinds in place, all accessed by boat via flooded trails through the woods. In addition to the blind hunting, there are other areas with Rambo Style Holes accessed by boat or side by side. The duck and deer wildlife plots are in place; you just show up and hunt! The small game hunting on the island is abundant, as well (rabbit, doves, etc.). Historically the island has had a caretaker which could easily transfer with the property if needed for all of the maintenance and upkeep needs. The owners left out approximately 12 acres for cabin sites in the heart of the island, and this area is currently improved with a pole barn style equipment shed and an enclosed wader room. With dead end access by truck, this island gets to truly rest while the hunters are not there; creating an unpressured hunting experience. The location is perfect being 230 miles south of St. Louis, 238 miles west of Nashville, TN, 88 miles north of Memphis, TN, and 168 miles northeast of Little Rock, AR. You can be in your blind in no time from the city. This place is truly a paradise to the avid outdoorsman!
